What the work involves

Leeds has thousands of Victorian and Edwardian villas and terraces, Georgian townhouses in its older villages, and stone cottages that were built long before modern paints existed. These houses were designed to let moisture move through their walls. Covering lime plaster or old stone with the wrong paint can trap that moisture and cause damp and flaking, so the first job is understanding what the walls are made of.

Original features are treated with care. Cornicing and ceiling roses that are clogged with decades of paint can be cleaned out to bring the detail back, cracks in lath-and-lime ceilings are repaired with compatible materials, and panelled doors, shutters and sash windows are prepared without losing their profiles.

We use breathable and traditional finishes where the building needs them, such as clay, mineral and lime-based paints, and we can work with the colours and finishes that suit the age of the house. For listed buildings, we can work alongside your conservation officer or architect where consent is needed.

The process

How we approach it

  1. 01

    Understand

We identify the plaster, previous paint layers and any damp before choosing materials.

  2. 02

    Protect

Original features masked and protected; floors covered edge to edge.

  3. 03

    Repair

Compatible fillers and lime repairs; detail cleaned out rather than painted over.

  4. 04

    Finish

Breathable or traditional finishes applied to suit the building.

Straight advice

Worth knowing before you book

Distemper

Some old ceilings still carry soft distemper, which new paint will not stick to. It has to be washed off or sealed first, and we test for it before starting.

Listed consent

Changes to a listed building can need consent. Like-for-like redecoration usually does not, but anything that changes the character may. Check with the council if you are unsure.

FAQs

Questions about period and listed homes

Can you use normal emulsion on lime plaster?

It is not ideal. Modern vinyl emulsions reduce the plaster's ability to breathe. We would usually recommend a breathable mineral, clay or lime-based paint on lime plaster.

Can you clean paint out of cornicing?

Yes. Where old layers have filled in the detail, we can soften and clean them out carefully before repainting, bringing the original shape back.

Do you work on listed buildings?

Yes. We are used to working carefully in old houses and can liaise with your conservation officer or architect where needed.

What is distemper and why does it matter?

Distemper is a traditional chalky paint found on many old ceilings. Modern paint will not bond to it, so it has to be identified and dealt with before redecorating, otherwise the new finish will peel.
